    Qualify the enquiry

    Meet and inspect

    A site visit to see the building, its use and its constraints first-hand.

    Settle the drawings

    Do adequate drawings exist? If not, we agree who commissions the survey and the draughtsman.

    Fee proposal

    Scope, timeline and payment stages in writing: a deposit at engagement, the balance at lodgement.

    Application

    Prepare the application pack

    The application form; a Fire Safety Compliance Report structured on B1–B5 and B12 with TGD B references; marked-up plans, sections and elevations with the fire protection legend.

    Liaise with the fire officer

    Including a review of any previous applications for the site.

  7. 07

    Submit through BCMS

    Lodged on the Building Control Management System.

    Decision

    Answer technical queries

    Responses to technical queries and requests for further information.

    With or without conditions, followed by a briefing for the client and design team.

Appointed within a design team?

Drawings and payment are handled through the team, the way you already work. For BCAR ancillary certification, scope is agreed at appointment, not at completion, so the Design Certifier and Assigned Certifier know exactly what the certificate will cover.

Dave Carroll spent his career in the fire service, finishing as Chief Fire Officer: the person who signed off whether a building was safe to occupy. He is also a Chartered Engineer.
